Eagles, once on the endangered list, are making a huge comeback, especially in our area. In the winter time when the trees are bare the nests are easy to spot and are usually found in the tops of the cottonwood trees along the creeks and rivers. The eagles in our area in most cases do not migrate but instead are joined by migrating eagles from north of here.

A short sale is a home that the Seller owes more than what the home is currently worth. The Seller lists the home with a real estate agent for less than is owed on it. Once there is an offer on the home, the seller may sign the paperwork but the lien holder actually has the final say. In most cases, getting an approval from the bank can take 4 or 5 months and after that amount of time they may say no. This is a frustrating process for a buyer and many will give up before the offer is approved. Sometimes however, agents are able to get an approval at a certain price and publish this in agent comments.

When we were younger and first married, we enjoyed picnics in the woods where our small children would have a chance to play in the river and run carefree through the paths and trails explore nature’s gifts. It brought back memories of our own youth when we would skip rocks, catch minnows and feel the cold water between our toes. We would imagine that we could somehow live there, in that beautiful setting, forever.

When the real estate market was on fire, any agent could post a sign, price it high and wait for the market to catch up. No so much in slow market. It is crucially important that you pick an agent that will be dedicated to your needs. Ask the hard questions.
